Quiet 2-bedroom apartment with pool and gym access

Description

We offer academics complete unshared access to a fully furnished two-bedroom, one bathroom apartment. Regrettably, no pets are currently allowed. The two bedrooms are completely furnished (box spring, mattress, sheets, bedspread, pillows, night table with lamp, desk and chair, overhead light and fan, curtains, and built-in closet in each). The rest of the apartment is also fully furnished with a complete kitchen (stove, refrigerator, various appliances, pots/pans, utensils), laundry room (washer-dryer), living-dining room, Smart TV, two-car covered parking, use of heated pool, gym, green areas, forested walking path, as well as basketball and fast football (soccer) fields. There are outdoor covered areas for barbecues, offices for business meetings, and rooms for social activities. Use of these latter areas can be scheduled at the clubhouse office. The rent includes all utilities, internet, and cable TV. All services are up and running and, for longer stays, you may upgrade internet speeds and cable offerings but we ask that you cover the increase in fees that this would entail. Your apartment is located within Parque San Ángel, a new complex in Guatemala City's zone 2, in a very quiet area, with permanent security and surveillance. Since most residents work, loud noise on weeknights is forbidden. In the common areas (sports facilities, barbecue areas), use of alcohol or drugs is forbidden. In the clubhouse, there is a small convenience store and a Banco Industrial ATM. A 12-minute walk away from the complex you’ll find numerous stores: bakery, pharmacy, office-supply store with printer, photocopier and scanner, beautician/ barber, hardware store, and sale of groceries, fruit, vegetables, and freshly made tortillas. The condominium complex has 24/7 security. The gym is open 24 hours. The swimming pool is open from 6 am to 9 pm. Parque San Angel is not located close to convenient public transport. If you don't have a car or rented vehicle, Uber is a good alternative. We can share the contact info. of trusted taxi drivers. The apartment is located on the top (7th) floor with two elevators. The condo complex and our apartment are wheelchair accessible. Although there is room to maneuver, the apartment is not especially designed for wheelchairs. Please note that when there are (infrequent) electricity blackouts, entering or leaving the condo tower will be hampered for those with mobility concerns, since the elevators do not work during those moments, and stairs would be the only alternative. We have a strict no-smoking policy, as does the San Angel complex. If you smoke, even a bit, this would not be the best place for you, since you would need to exit the entire complex to smoke. Please note: During holiday periods, such as Easter Week and Christmas/New Year, the management of Parque San Angel may restrict access to the pool and require prior reservation. We will be happy to assist guests in reserving the pool if their stay coincides with these periods of high demand.
