You will love living in our quiet and inviting space! We are a semi-retired couple refurbishing another home in Madison, looking to travel more and seeking an academic or professional person/couple to rent our peaceful condo, for at least the 2024-25 academic year (longer is negotiable.) Our condo is serene, spacious, sound-insulated and close to everything, with included garage parking, easy access to public transportation, and very near downtown, the Lake Monona Bike loop, and the network of city bike paths. In our location you are within a few blocks of the Capital Square, Monona Bay, Brittingham Park, several restaurants (including the acclaimed Harvey House!), and walking distance to UW Kohl Center. Coffee shops, hospitals, and even a well-supplied neighborhood grocery store are within walking distance, as is the UW Campus, Dane County Farmers' Market, Monona Terrace and the Overture Center for the Arts. Despite all of these active opportunities, our condo is courtyard-facing and so provides serenity, minimal noise disruption and great southern light exposure and passive energy. Walking, biking and public transportation are all at your disposal, along with easy protected parking in the condo garage (and additional street parking if needed.) While we do not have a separate office for use, we do have an established office space within the bedroom, which can be left as currently configured or removed for more space, pending renters' preferences. Our kitchen is recently updated with all new appliances as of 2021, and new cabinet faces in 2024. The kitchen is well-supplied with all you will need for cooking and entertaining at the attached bar. The living area is beautifully appointed and comfortable, and a huge cherry dining set overlooks the courtyard trees. There is a Roku TV and DVD player included, and Hi-speed internet is included. The bedroom includes light-darkening shades for improved sleep, a ceiling fan and a Queen-sized adjustable bed with a split-adjustable Saatva mattress. Please enjoy the balcony and included gas grill. A stacked washer/dryer combo is included for convenient in-unit laundry. Mail and packages are delivered directly to the condo lobby, and food delivery is easy. We are flexible about many things, and really are just looking for a mutually beneficial arrangement; while the condo is offered as fully-furnished, we can remove any furniture that you prefer, to help make your stay your own. The only non-negotiables are that NO smoking (of any kind) is allowed within the condo building, and any occupant must agree to abide by the Condo Association rules (which are reasonable!) We will provide these for review to any seriously interested renter prior to lease signing. We are negotiable about pets but will ask for an additional monthly pet fee of $50/month. We are grateful for our many Condo neighbors, who are all friendly, kind and considerate people. We may ask for references and/or a background check from any potential renters, and a $500 security deposit which could be fully refundable at lease-end. Hot water and refuse collection are included with the condo, as is hi-speed internet/wi-fi, and an allowance of $100/month toward gas/electric utilities is also included in the rent. Our gas/electricity usually run $80-100/month and anything above $100/month will be deducted from the security deposit at lease-end. If you have remaining questions, please ask for us to have a conversation and again, we are looking for a mutually agreeable situation for all involved. Comments: Convenient, quiet and comfortable condo within walking/biking distance of UW-Madison and also near public transportation to entire city. Nicely appointed and comfortable. One garage parking space included, street parking also available.
Comments: Tenant must agree to NO smoking (any) and to abide by Condo Association rules and regulations (which will be provided to serious inquiries.) Near bike paths and Lake Monona. Lovely community & convenient to downtown Madison and UW. Quiet environment.
Comments: Condo suitable for 1-2 non-smoking adults, pets are negotiable and dedicated garage parking space with elevator to condo floor. Comfortable and quiet condo building and community.

We may ask you to periodically water any balcony plantings, although these can be removed if you prefer.

Comments: Furnished vs unfurnished is negotiable. Some items in photos may be removed by owners prior to occupancy. Overlooks landscaped and tranquil courtyard. Dedicated parking space. Updated kitchen/bathroom in recent months/years. Great south-facing condo.

Comments: Could do as early as 7/1/2024 and end date is definitely flexible. Current Condo Assoc allows up to 18 mo rental at present, may be able to extend.
