This 3 bedroom 3 bath home is located on Mapleton Hill in an historic district of downtown Boulder. Upstairs, you will find the primary bedroom with 1 king bed and an en suite small bathroom with a walk-in closet. Also upstairs is the second bedroom with 1 queen bed and a second full bathroom. The main floor consists of the kitchen, living room, dining room, sunny art studio/office, the 3rd bedroom, and a 3rd full bathroom. We currently have the main floor bedroom set up as an office, but will convert it to a 3rd bedroom if you wish. In addition, there is a basement where you will find a laundry room. The Mapleton Hill neighborhood has tree and sidewalk lined streets with Victorian and Queen Anne homes from the late 19th- and early 20th-centuries. The house has a charming front porch and off street parking. There is a side patio with a BBQ set up for al fresco summer dining, and a grassy front and backyard. The backyard is bordered by one of the City of Boulder's 19th century constructed irrigation ditches - the Farmer's Ditch. The running water is lovely to sit next to during the warm summer months. The water comes straight off of Boulder Creek; clean mountain snow melt water. It is fun to dunk yourself into during hot summer days. The yard is not fenced and due to the presence of the running water, the property is not appropriate for children under the age of 10. The home is a short walking distance to most locations: Pearl Street Mall, Mt. Sanitas hiking trails, and Boulder Creek - with bike trails that connect up with every bike trail in Boulder. Walk to the Pearl Street Mall (downtown Boulder) where you'll find cafes, restaurants, bookstores and gelato. The Boulder buses, especially the HOP, are close by and can get you to the university (if you don't wish to walk or bike). Take the HOP to the movie theater, 29th Street Mall and several major grocery stores. There are two smaller grocery stores within walking distance (5 minutes and 20 minutes). To get to Denver, catch the bus at the downtown Boulder Bus Station (20 minute walk from the home) Here you can catch buses to downtown Denver and the Denver International Airport.
