Beautiful period apartment in Trinity, Edinburgh

This is a bright and spacious one bedroom flat on the top floor of a Victorian conversion. The property is warm and clean, with a huge master bedroom with wardrobes and storage. There is also a large kitchen which has space for both a dining area and a home office area. I can leave a standing desk for use there, or remove it if you would prefer. All rooms have a lot of natural light, and very high ceilings, and the property benefits from double-glazed windows which keep it really warm. There is a large sitting/dining room with beautiful views of the centre of Edinburgh. The bathroom has a bath and newly fitted over bath shower. The flat has access to high speed fibre broadband. There is ample storage space throughout, including a storage cupboard in the hallway. The property is situated in Trinity, a quiet area in the North of the city - right on the sea. There are numerous beautiful areas to walk, cycle and run nearby - in every direction. It is situated around 15 minutes walk from the Shore, which is full of restaurants, independent shops and an excellent farmers' market every Saturday. Stockbridge is around 40 minutes walk away in the other direction, with more places to eat, drink and shop. Central Edinburgh is around 10 minutes drive/bus, and about 45 minutes on foot. One of the best features of the apartment is the views - to the back (from the kitchen) you can see our communal garden, which is beautifully maintained by my neighbours; to the front (from the bedroom and living room) you have panoramic views of the old and new town of Edinburgh. At New Years and during the Edinburgh festivals you can watch the firework displays from the window. The only thing to be aware of is those great views come from being on the 3rd floor of a very high, Victorian building. There is no lift, so any lodgers would need to feel comfortable with climbing the 66 steps of our Victorian staircase to get here. It is worth every step! Although I've shared my flat with many happy lodgers over the last few years I am now looking to rent out the full property as I need to go away for approximately a year.. I am hoping to find someone (or people) who love the flat as much as I do and who will enjoy becoming residents of the building. We share an entrance door and hallway with very friendly, supportive and quiet neighbours. I will be visiting my parents (who live around 20 miles away) on a monthly basis so can be available for anything that is needed, not that I expect that to be the case. The flat is in great condition and well furnished. It would suit someone spending the academic year here, someone who is looking for a bit of space and lots of natural light and in a lovely neighbourhood.
