LOCATION: The apartment is located in Untermenzing, a leafy residential area about 20 min from the city centre by S-Bahn or car. A large and well stocked supermarket and chemist is a five minutes walk. RENTAL TERM: Minimum four months. Please do NOT email us for a shorter period of time. PUBLIC TRANSPORT: The nearest S-Bahn stop is Untermenzing (S2), 5 min walk. S/U-Bahn Moosach and U-Bahn Westfriedhof are reachable by bus. DESCRIPTION: The apartment is located on the groundfloor of a recently refurbished 'Mehrfamilienhaus' - a purpose-built house with three apartments. It is very quiet, and overlooks a large south facing terrace and garden. The apartment is ideal for a couple, potentially also with a child. It has a large lounge with open kitchen and dining table, a cosy fireplace corner, a large bedroom with wardrobe, as well as a study which could be converted into a children's room – please let us know and we can arrange to change the furniture. The bedroom and lounge have access to the large terrace, and there is a smaller east facing terrace accessible from the bedroom, ideal for a morning coffee. While we have taken out our personal items, some of our books and objects have to remain in the apartment due to lack of space where we are. A large supermarket (Edeka) and chemist is a 5 min walk away. Other supermarkets (Bio, Netto, Lidl) are 5 min by car or 10 by bike. KITCHEN: Modern and well equipped kitchen (Nolte) New washing machine A+++, silent HEATING: Gas central heating, apartment gets very warm DEPOSIT: A refundable security deposit equivalent to one month's rent is required a week before the rental start date, upon signature of the contract. UTILITIES: The utilities will be charged at €300/month. This includes heating, water, electricity, waste, TV licence and fast internet. The tenant will pay extra only in case the gas and/or electricity bills exceed this amount. HIGH SPEED INTERNET: Internet & telephone landline: 50MB high speed internet, phone landline and digital TV OTHERS: This is the apartment I grew up in. We've been living there on and off and we have recently refurbished it with love and attention to detail. We would be very happy to have tenants who will take care of the apartment and the garden as if it was their own property.
