Our 1944 home is "cozy vintage," on a tree-lined street in one of the most convenient, pleasant neighborhoods in Seattle. We are a block and a half from the Burke-Gilman bike/pedestrian trail, a five-minute walk to Children's Hospital, a ten-minute bike ride or longer but easy walk to the University of Washington campus, the UW hospital complex, and the light rail train station. Magnuson Park is a short drive or bike ride away, as are some public parks with playgrounds, the excellent local elementary school, a shopping center, several grocery stores, the public library, and medical offices. The house has two bedrooms and a full bathroom upstairs, and a third bedroom/office in the partially finished basement. The basement has a toilet and sink, washer and dryer, and storage space. The back yard is small but accommodates a sandbox and some patio chairs. Tenants are welcome to use the front vegetable garden beds for their green thumb needs! The back yard also has covered parking for two bicycles. There is on-street parking in front of the house for one vehicle. We can supply some furniture: a queen bed frame, a dining table and four chairs, a sofa, an Ikea Poang chair, some bookcases, a dresser and bedroom side tables, a small desk. Some cooking utensils and dishes may also be available, though we will not know for sure until after the present tenants have moved out. The living room has a working fireplace. Hardwood floors on the first-floor. Two steps between the dining room and living room. Friendly neighbors all around! My husband and I live in the backyard cottage on the property, which is separated by a tall privacy fence from the "BIg House," so the tenants have good privacy. We have enjoyed getting to know our tenants and have built some lasting friendships. We also love sharing what we know about Seattle and the beautiful Pacific Northwest. We have two cats on the premises; they have not been in the "Big House" for eight years, so we believe that those with cat allergies should not find this an issue. We would be happy to ask our previous tenants to share their experiences renting from us.

Comments: Supremely walkable/bikeable location, safe family-friendly neighborhood, 1.5 blocks from bike trail, 5 minutes to Children's Hospital, 10 minutes to the UW campus and hospital Easy walk or bike ride to four grocery stores and shopping center . Excellent elementary school.
Comments: Tenants pay 75% of electricity and water, 100 % of natural gas. We live on the property in a back yard cottage and have successfully rented the "Big House" for eight years to visiting faculty and their families.
