Historic 5 Bdrm Home on Private Road in Amherst Center, 5 Min Walk to UMASS

Our historic house, built in the 1820s, sits right on the edge of the center of Amherst, on a tiny, private dirt road. Its spectacular location is a big part of why we purchased it. It is a five minute walk to the UMASS campus, eight minutes to the center of town, ten to Amherst College, and a short drive to the others in the Five College Consortium. Also a five minute walk to Wildwood Elementary School, and the regional middle and high schools. A PVTA bus stop is 150 yards away and many other bus routes pass through Amherst center. We have raised seven children here, and the house accommodates a large family or one with regular guests. There are five bedrooms, a dedicated office on the first floor that meets the needs of a remote or hybrid worker, and two additional spaces that can be used as another office, a craft room, extra bedroom, etc. The bedroom on the first floor, which we call "The Tavern Room," is said to have been a tavern in the 1850s. It has its own entrance off of the wrap-around porch, the original floors, a beautiful 10 foot hearth, and runs the length of the house from front to back. The upstairs main bedroom and its accompanying nursery, as it is was used, boast gorgeous 14" floorboards. In true New England style, the house has both a front and back staircase. Both bathrooms have full tubs and showers, and the upstairs bathroom boasts a large soaking tub. The living/dining room has a working fireplace, floor to ceiling windows, and a mounted television. There is a dedicated play room next to the living room that could alternatively be used as a family/TV room. The galley kitchen has floor to ceiling windows with ample southern light and an entrance from the garage. At the other end of the kitchen is the pantry, which conveniently houses the washer/dryer. Projects completed recently include a new roof, new flooring and paint in the kitchen and laundry room, and solar. There are several projects we need to do for the house this summer and fall, but most are exterior. The wrap-around porch is an extension of the living space for three seasons of the year, and is set up with several seating areas, a table for outdoor meals, and space for little ones to run and play if it's raining. The porch overlooks the front yard, which compels us to use it for play and entertaining, instead of the backyard. It is fully fenced, so perfect for young children and dogs, and traffic is a rarity. There is room for a play structure, two apple trees that typically bear a lot of fruit in the fall, and lilacs near the house and at the edge of the property. A side yard includes a space that we have previously used as a garden area as it gets full sun. The driveway parks 3-5 cars, and there is an open garage attached to the house that can be used for storage. It was, at one time, a small barn, so is not big enough to easily accommodate a car. There are just four other houses on the road, and the neighbors are all lovely. We live on our farm in south Amherst, so we are nearby and able to take care of any needed fixes, and a few seasonal tasks like placing and removing exterior storm windows. This also means we are able to work with the right tenant as we finalize a lease to address furniture and other preferences, and move unwanted furniture to storage, as well as to include additional utilities at fixed additional rates if that is preferred. We are also open to more than one year's lease.
