We are looking for careful, reliable tenants for our home while we spend the summer in Europe visiting family and travelling. We rented our home out through Sabbatical Homes back in 2012/13, but the website has been updated since then, so we had to create a fresh profile. We are a high school teacher and an owner of a small tech support business. The neighbourhood is a very walkable, quiet residential area with lots of cyclists, dogs and cafés/stores/restaurants. The 94 bus line is just steps from the door, and it’s about a 10 minute walk to Christie or Bathurst subway stations. Very practical for U of T, Toronto Metropolitan University, George Brown College or University Avenue hospitals. The house is a characterful semi-detached house with high ceilings, hardwood floors and modern window blinds throughout, front yard, porch and fully fenced back yard. It is currently set up with three double bedrooms and one office, but one bedroom could be converted to an office if needed. The house is heated with natural gas and radiators, with window air conditioners in the summer. Very high speed internet included. Last renovated in 2009. Brand new roof. Quiet neighbours. Good recommendations for gardening service, cleaning service and IT support. Local property manager will be responsive if issues arise. Owners easily reached by phone/email/text. Ground floor: Living room with leather 3 seater couch and loveseat, rocking chair, coffee table, large flat screen TV on wall. Large archway into dining room with table that fits 8. Kitchen is large and fully equipped with dishwasher, fridge/freezer, stove and oven, microwave, double sink as well as breakfast bar and 2 stools. Seamless granite countertops and ample lighting. Mud room for coats/boots leading to back door and ground floor powder room. Back yard is mostly patio space with sun shades and furniture to seat 6, plus additional seating options. Fully enclosed and accessed through a gate and walkway from the front of the house. BBQ and recycling/garbage/green bins. Bushes/plants in front and back require minimal care, apart from occasional weeding/trimming. Access to double garage which opens onto a laneway. Two steps up to the porch at the front of the house, no steps to the back door, although the house is not ideal for wheelchair users due to little steps on the ground and first floors, as well as staircase to first floor. Upper floor: Wooden stairs, large skylight with remote control open/close. Master bedroom with king sized bed, squire’s chest, night tables and full length mirrored closet doors. Guest bedroom currently has large bookcase and double bed. TV mounted on wall. Lots of drawer space but no closet. Double pocket doors open to an office with large L-shaped desk, filing drawer and storage cupboard. Hallway has large linen closet and smaller storage closet with shelves. Bathroom with large whirlpool tub, shower, toilet, wash basin and medicine cabinet. Third double bedroom or second office with large window to backyard. As bedroom: double bed with under-bed storage, side table and small desk. As office: large L-shaped desk, 2 filing drawers and shelving. Basement: Entrance from the kitchen only. No external access. Partially finished with carpet throughout. Low ceiling. Ample space for storage and laundry or work-out space. Not suitable as a bedroom. “Wet room” style bathroom with shower, toilet and wash basin. Office/IT room. Large, modern front load washer and dryer, deep laundry sink and good counter space.

Comments: Reliable, high speed internet included. Utilities in 2022 for two occupants averaged $350/month. Connections can be made to trusted providers of IT support, cleaning services, gardening services.
Comments: Smoking allowed outdoors on the front porch or in the backyard only. We are looking for someone to also cat-sit our shy but friendly indoor cat. No additional pets allowed for this reason.
We have a very sweet indoor cat who needs food/water/litter changes and cuddles. No other pets allowed.
Please set aside mail that arrives for us. It will be picked up periodically by a friend.
Please water indoor plants and ensure they get sun as needed. Outdoor plants require little care apart from occasional weeding/pruning.
