This renovated Victorian condo is located in the "Bushrod" part of the North Oakland / South Berkeley border, East of the Ashby BART station and within walking distance of Rockridge, Elmwood, and Adeline shopping districts. Whole Foods, Berkeley Bowl, and other great shops surround the neighborhood. It is a quiet, diverse, safe residential street filled with professionals, young families, and retirees. The commutes via 13, 24, 80, 580, and 880 are easy and bypass a lot of traffic, so your commute time is much less than other neighborhoods. It is a 10 minute walk to Ashby BART ( and a 20 min ride to SF Financial District), a 10 safe minute bike to UCB (or a 20 min bus ride), and ~25 minutes to Concord/Pleasant Hill via car. This is truly a walker's paradise and you don't need a car to live in this neighborhood: ----2 min to Nick's Pizza ( ----5 min walk to Sweet Adeline's ( ----5 min walk to Bushrod Park (soccer, baseball, basketball, and tennis) --10 min walk to Ashby, 20 to MacArthur, 30 to Rockridge BART stations --10 min walk to Berkeley Bowl (WAY better than Whole Foods) --15 min walk to Safeway, Whole Foods, and Elmwood/Rockridge restaurants --10 min bike to UCBerkeley, Pixar, Leapfrog, Novartis, and Kaiser Oakland. --20 min bike to downtown Oakland (down hill on the way there) After living here for 5 years, we believe this neighborhood offers the best of the what the East Bay aspires to be. We walk 10 mins to Thai (, Creole, Indian, Organic Pizza (, Sushi (, Mexican, Vegan Puerto Rican (, Ethiopian restaurants; and a local park provides tennis courts and soccer/ baseball fields. The other tenants in the building are busy professionals or UCB grad students in their late 20s to early 30s. All our tenants are mature, thoughtful people who enjoy the area and all that it offers. The neighborhood is very diverse, by every definition, which is one of the many reasons Bushrod is one of the hottest neighborhoods in the entire US. This unit is an unusually large 3 bedroom/2ba that could house up to four adults comfortably. It measures 1,550 Square Feet and has 9 foot ceilings, a wide hallway, and ample storage. It also has a separate laundry room, a clawfoot tub, a decorative fireplace, and a shared South facing deck off the kitchen. The downstairs BBQ area is perfect for Sunday brunches and entertaining friends. Dogs may be a possibility, with additional deposit (especially those with CGC, TT, or TDI certificates), and there are no BS(L) restrictions. But, please be aware that there is no yard and dogs are not allowed on the shared patio/BBQ area. (There is a ''dog park'' 2 blocks away for quick ''walks'' and many people run their dogs early in the morning at Bushrod Park''s soccer fields.) This unit is not recommended for older dogs due to the stairs. Dogs are not allowed in the BBQ area to be respectful of other tenants. There have been no cat residents or smokers for +20 yrs, so the unit is free of allergens. Building has also been tested for mold toxins and was negative. (Yes, the landladies try our best to provide a safe, healthy home!) All residents over 18 are required to pass Credit and Criminal Background checks ($40/ea). Landlord covers ~$500/mo of housekeeping, garbage, sewer, and gardening expenses. Tenant pays for water, gas, and electricity ($150-250/mo depending upon the season.) Deposit ($5,400) due prior to occupancy First and Last due on move in day. Dog(s) require a $500 deposit and we have no size or breed restrictions. Max two dogs, please.
