This is a very nice, CLEAN, quiet and spacious 2nd floor apartment in a classic eastside, owner-occupied two-flat house. Apartment is approximately 900 sq. ft. -- huge for a one bedroom -- larger than many 2-bedrooms in this area! In fact, this is more of a 1.5 bedroom because of the extra room off the living room-- nice little yoga nook or study. Well furnished. Furnishings are basic but comfortable: A full-sized bed (a medium-firm & comfy natural latex mattress—SAATVA), dresser, living room sofa & two stuffed chairs, solid wood dining room table & chairs, in-unit LG washing machine (EnergyStar) and, new-ish stove & fridge (EnergyStar). Kitchenware, tableware, linens, bedsheets and towels provided. Airbnb-ready at a much lower price. Really, all you'll need is your suitcase! -Water softening system included (i.e, less soap consumption). -Beautiful wood floors throughout. -Lots of closet space. -Gardening opportunities in the backyard. -Responsible & responsive owners in unit below--we are quiet and respectful of our upstairs neighbors! -Very nice, respectful and QUIET neighbors--A healthy neighborhood mix of retirees, families with kids, grad students, tradespeople, service workers, artists, techies, professionals of all stripes—everyone who makes Madison the cool place it is! Heat, Electric, Water AND Wifi included!!!! We pay the utilities, you get a very energy efficient, comfortable house. The apartment uses less than 1/5 the average Wisconsin household's electricity. Of that small fraction, 100% of the apartment's electricity is sourced from local rooftops through the locally-owned, member-owned Legacy Solar Coop. No coal. No mega-utilities. No mega-powerlines slashing across habitats. Sustainability with comfort! Enjoy the classic Atwood Neighborhood and its conviviality: -Walkscore = 81! Bike Score = 100!!!! In other words, most errands can be done walking or biking. -Two blocks to coffee, art & lake! Walk to: Barrymore Theater, Lao Laan Xang Restaurant, Alchemy Pub, One Barrel Brewing, Tex Tubbs Taqueria, Harmony Bar & lots more! -EZ 25 min bike to campus, mostly on bike path! -Bus: 1 block to the #3, 7 & 38 (express) bus, just 25 min to campus. No SmokERS/VapERS (of anything, anywhere), no pets (really). Max 2 tenants (of any age). Disclosures/Deal killers: -The house is old. Built in 1927. In excellent condition and lots of mechanical updates for its age, BUT, lots of quirks as is typical of olde homes. -No concierge services/Not an Airbnb. Most appropriate for people accustomed to managing their own household in good order. -Not the suburbs: this is a lively, neighborly, convivial, mixed use, mixed income, mixed everything neighborhood. In front of the house is a parade of bikes & pedestrians & strollers all day. -Not car-oriented. -Street parking only. Typically plenty of parking in front. -Sometimes under the flight path (insulation mitigates significantly). -1 block to a local tavern. The Harmony Bar is beloved by the neighborhood, but once in a while someone stumbles out noisily. This applies to most of the eastside, where the city's coolest watering holes are. If you need T-total, the westside might be a better choice. -No dishwasher. -No garbage disposal. -No dryer. We go eco: a sizeable indoor drying rack is provided; also a line in the backyard. With the high spin speed, *new* top-rated, EnergyStar LG washer, it usually only takes 3 hours for everything to dry on rack/line. -No granite countertops (*GASP*!). -Window AC only. Installed 06/01 - 09/10 only. Generally comfortable in a Wisconsin summer, but in a heatwave, well, it’s not central air. -Please look very closely at the photos--it's all pretty WYSIWYG!
