The studio flat is accessed by an external metal staircase via an independent locked side entrance door. It has been recently renovated, and has new kitchen appliances and washing machine. It has character and a bright aspect with soundproofing in the floor which minimises noise. The hot water supply comes from a dedicated electric tank which ensures constant hot water independent of the main house. We have good, considerate neighbours which ensures that noise is not an issue, and who are friendly and helpful. We are a friendly family of three. I am an artist, my husband has been an antiques’ dealer. Our son is at secondary school. We are looking for a long term tenant, maybe a visiting academic or PhD student, who is looking for a quiet, secure base in a pleasant part of London. It is single occupancy and is not available for couples. Leyton and Leytonstone are old parishes that date back hundreds of years, but were largely built up in the late Victorian and Edwardian period. They are bordered by remnants of Epping Forest, with lakes, open grassland and woodland all within walking distance of our house. There are excellent transport links, with the Suffragette overground line at the end of our road, 3 minutes walk - plus buses and the Central line nearby. The Suffragette Leyton Midland station is 2 stops from Blackhorse Rd on the Victoria Line - a fast route to British Library, the Bloomsbury Universities - UCL, SOAS etc, and to South Kensington Museums and Imperial College via Victoria station. The new development on the Olympic site at Westfield Stratford offers excellent shopping, as well as the new campuses for UCL, EAl, V&A and College of Fashion just a 20 minutes bus ride away - or 10 minutes by cab. In Walthamstow the newly opened Soho Theatre offers a variety of events and shows - just a mile and a half away. In addition, the local railway arches house a variety of bars and restaurants, as well as yoga and fitness venues. On the High Street there are a range of small shops and supermarkets, dry cleaners and eateries - all within a few minutes walk. I, as previously stated, am an artist who has worked for many years for a well known artist as his leading studio assistant. My husband has historically been involved with architectural antiques, and has a wide variety of other interests, whilst our teenage son is studying locally at a secondary school - approaching his first set of exams. We spend most of our time on the ground floor, using the floor below the loft for sleeping and studying. So it is important that our tenant is considerate. An important aspect is that the flat is rented for single occupancy, and not for couples.

Comments: The loft has been recently renovated and has new appliances. Our current tenant is leaving after a harmonious 2 years for a faculty in USA. It is a bright, open plan loft. We live below - myself an artist, with my husband and teenage son.
