Centrally located in the heart of the Quadra-Maplewood district of Saanich, our charming mid-century modern home offers an ideal retreat for a professional family. We are located a 15-minute bikeride to the UVIC campus or a 20-minute scenic bikeride to downtown Victoria via a protected bike trail system, the Lochside Trail and Galloping Goose. We are easily situated to public transportation networks, a 20-minute drive to the Victoria International Airport and a 30-minute drive to the Swartz Bay Ferry Terminal, which takes you to Tsawwassen/Vancouver and the Gulf Islands. Parking is available on-site with enough room for two vehicles + street parking. We also have an EV charger. Saanich Plaza is a short walk away (10mins) with grocery store, pharmacy, coffee shops and restaurants. A short walk south takes you to Playfair Park (10 minutes) or Cedar Hill Golf Course (20 minutes). Our master bedroom and main bathroom with tub are on the upper-level of the home next to the second bedroom, suitable for a toddler. The main level also includes a spacious kitchen with an induction stove and an open concept dining area with good natural light and a family room with a sofabed, projector, screen and AppleTV. Between the kitchen and upper patio, there is a private small office overlooking the backyard garden. On the upper patio is where you will find our private and covered 6-person jacuzzi hot tub, great all year round to really soak up the west coast. The lower level of the home includes a guest room with a queen bed that can serve as an additional bedroom and/or office. This room connects to the in-law suite, which includes a full-size kitchen, separate bathroom with a walk-in shower, living area with a sofabed, work station and a full-size murphy bed. The suite can be included or rented separately. Laundry is on the lower level of our home, to be shared with guests in the suite. Additional features include high-speed internet, gas fireplace on the upper-level, heat pump for AC in warmer months with gas furnace as back-up system throughout the house to keep you comfortable through all seasons. Quadra-Maplewood is situated in South-East Saanich, close to Swan Lake sanctuary, which is a great local spot for jogging and bird-watching. PKOLS/Mt. Doug Park is another nearby natural gem, with many hiking trails, a playground and beach access. Other beaches such as Gyro Park at Cadboro Bay, Willows Beach and Gonzales Bay are a short 15-minute commute by car, and the Banfield Park swimming dock and playground in the heart of Vic West is a beautiful 15-minute bike ride away. East Saanich coastlines include views of the Haro Strait, Mt. Baker and the San Juan Islands. Saanich broadly is home to 150+ parks, beaches and trail systems, more parks, beaches and trails per capita than any other municipality in British Columbia. Thus Saanich is an ideal district for outdoor enthusiasts and those in search of coastal activities that make Vancouver Island living so unique. Victoria is the Capital city of the Province of British Columbia and the B.C. Legislative Assembly is located along the Inner Harbour in the downtown core, next to the Royal BC Museum, art galleries and HAVN spa. Sometimes orca whales make a splash and say hello, and whale-watching is a popular activity for locals and tourists. From the Inner Harbour, you can take the walk-on Clipper ferry directly to Seattle or the Coho with your vehicle. A short bike-ride away from the Inner Harbour takes you to Fisherman's Wharf, the Odgen Point Breakwater and Beacon Hill Park.
