We are spending a year abroad and are renting out our home to someone who will appreciate it the way we do. The house was designed by an Austrian architect and built in 2014 as a low-energy home. The south-facing side is almost entirely glazed — you sit in the living room and look straight into the Vienna Woods. That's not a brochure promise: you can see it in the photos. The house (168 m²): Three bedrooms, two bathrooms, a large open kitchen and dining area, a separate office with a height-adjustable sit-stand desk, and a small gym with a weight bench and dumbbells - all with forest views. The master bedroom has a 270 cm triple bed and a walk-in wardrobe. Both children's rooms have a 180 cm king bed, full-height wardrobes and a desk. The main bathroom has a double sink, walk-in shower and a 190 cm bathtub (washing machine and dryer included). The kitchen is fully equipped: induction hob, oven, dishwasher, large freestanding fridge, bean-to-cup coffee machine, air fryer, bread slicer, toaster, SodaStream. A large pantry right behind the kitchen. Outside (700 m²): A garden you can actually use: raised bed, giant trampoline, children's swing, Airtrack, slackline. On the terrace: gas BBQ and a dining table for six. The carport has two spaces and an EV charging point, with a private basketball half court right next to it. The carport roof carries a solar PV system that covers a significant share of the electricity needs. Location: Eichgraben is a village of around 4,000 people in the Vienna Woods: quiet, green, and well connected. ÖBB trains run up to four times per hour to Vienna Westbahnhof (30 min) and St. Pölten (28 min), with the station an 8-minute walk away. Vienna's city limits are 16 minutes by car. Two supermarkets, a bakery and a café are all within easy reach. The house sits on a quiet cul-de-sac with no through traffic. Hiking trails start at the doorstep. It works particularly well for people who work from home regularly and then step outside into the garden in the evening. Conditions: Non-smokers only. No pets. Available August 2026 – June 2027. Running costs include municipal fees, building insurance, waste collection and internet. Electricity and water/sewage are charged separately based on consumption.
