Lease can extend from early September 2026 until May 31, 2027, though we can be somewhat flexible with the end date if needed. This apartment has; Washer/dryer in unit, a gas stove/oven, central heat & a/c, great cross breezes, garage parking available OR street parking (Chicago City sticker required), two bathrooms, lots of storage, light from all directions, cute backyard (shared with other neighbors), communal grill, covered bike parking for up to 4 bikes, beautiful hardwood floors throughout, peace and quiet, and lots more. About us: we’re renting this beautiful apartment because life is taking us to the South Side of Chicago for now, although we love our unit and Edgewater very much and will return someday. About you: Hoping to find a responsible, dependable, and communicative tenant (or tenants!) who will love living here as much as we have. Kids ok, but no pets. No smokers (smoking of any kind is banned in our building). The nuts & bolts: Rent includes: all utilities up to $300 per month (heat, electric, fast WiFi, water/sewer); HOA fees, use of all furnishings in kitchen, bedrooms, living room, dining room, sunroom. 1 month security deposit required at lease signing. You must provide proof of income (offer letter, recent paystub, etc.) before signing a lease. Proof of renter’s insurance policy required within 10 days of signing lease. Local Amenities: this apartment is within a 20 minute walking distance to so much, including: CTA buses and the Red Line (Granville), plus the Metra Loyola University Chicago several grocery stores, including Aldi, Target, Whole Foods, several local Ethiopian and Nigerian grocers great restaurants, including Ethiopian Diamond, Yatai Asian Street Food, Falafel Kebab Station, Desi Brothers (Indian pizza!? Try it and see!), Ann Sather, Kohoku-ku Ramen Chicago, and Sfara Sicilian Street Food, to name a few faves , within 5 minutes’ walk Lickety Split, the best frozen custard place on earth, just a block away. They’re open all year, too! Andersonville LA Fitness; Hayt Elementary, Senn High School and several private schools; Loyola Beach and Kathy Osterman Beach the Lakefront Trail and so much more! A bit further afield but still close: Argyle, with the best Asian (primarily Vietnamese but also others) grocery stores and restaurants around Devon Ave, where you can find an array of Indian and Pakistani grocers and restaurants Wrigleyville Southport shopping area Northwestern University and DePaul University About the neighborhood: Edgewater has a chill vibe compared to other Chicago neighborhoods. It’s not as popular as places like Lakeview or Lincoln Park, but that makes it all the much more enjoyable and attractive for folks who like to run and walk outside, enjoy being in peaceful neighborhoods, and.who are looking for a more laid back vibe. Comments: This is my home and I love it, so really hoping to find occupants that will treat it well! I'll be in town staying elsewhere this academic year.
Comments: The backyard is nice but it is shared, so it's kid friendly but we can't build a swingset (however, there are several great playgrounds nearby).
I might receive mail sometimes & have a basket for the tenant to keep it.
Comments: I do not need help with plants. However, if you're interested in gardening, I can provide you with plant stands and some basic supplies.

Comments: The space is very flexible. The south-facing sunroom can be an office, indoor garden, or reading nook; the two smaller bedrooms would make a nice office; I can provide some exercise gear if you'll use it.
