Quiet, self-contained flat with courtyard in townhouse in trendy Dalston

I live with my husband and cat in a four-storey Victorian townhouse in the heart of Dalston. We have lovingly converted our lower ground floor into a self-contained one bedroom flat that we wish to rent to people visiting London for work or pleasure. The flat has its own entrance downstairs and a patio garden which gets the sun in the morning. It has a modern, spacious, open plan design with a work area containing a desk, chair and lamp: a large sofa to relax and watch Netflix, other streaming channels and TV; and a small, fully-fitted kitchen with a breakfast bar. Bare brick work, an oversized clock and shelves cut from Scottish pine, gives the flat a unique character. The double bedroom at the back has bedside tables, lamps and an area to hang and store clothes. Cotton linen sheets and a duvet and pillows are provided and extra bedding is available. The bedroom windows look out onto our back garden. A sliding door separates the bedroom from the rest of the flat. The tiled, modern bathroom has a walk in overhead shower, with good pressure and constant hot water, a heated towel rail, basin, toilet, a wall-length mirror and strong fan. Underfloor heating throughout the flat, which you control with a thermostat, makes it cosy and warm in winter. The area is full of independent shops, cafes, restaurants and bars, small art galleries and theatres and has great public transport links into central London (20 minutes west) and the City (20 minutes south). Two overground tube stations are a few minutes' walk and we are well served by buses almost outside the door and rental bikes nearby. If you have your own bike, it can be chained to railings outside or brought inside the flat. Our four-storey house is in the heart of trendy Dalston, but the flat is surprisingly quiet and backs on to the quiet, residential De Beauvoir neighbourhood, consisting of handsome Victorian villas, a beautiful square and gardens and neighbourhood cafes, pubs and restaurants. We live above, so are on site to welcome you, answer any queries, make recommendations about the area and to deal with any issues during your stay. As you will be living in part of our home, we are looking for lodgers who are quiet and respectful of the space. Ideally you'd stay for a few weeks, or even a few months. We don't eat meat, so would appreciate a lodger who doesn't cook meat in the flat. The cat is upstairs with us, but if you like cats she can come and say hello. I am an author, journalist and editor, who has 'swapped the screen for the green' and is currently creating gardens for pollinators on corporate rooftops in London. My husband was a commercial beekeeper who runs our small, part-time business. We are youthful and friendly 60 year olds.
