It's filled with natural light, with lots of windows, some in a wrap-around, corner position, and has great, open views. This large, corner house is in a beautiful, green area with lots of trees and gardens yet only a minute's walk from the attractive, characterful and highly-regarded central area of London's Crouch End, with its friendly, self-contained, "villagey" feeling. It's a great London location - indeed, Crouch End was named the 'Best Place to Live in London' by 'The Sunday Times', in 2023. The area is also very "child-friendly" and near parks. Crouch End, is no suburb but well within London proper, and University of London colleges are 30-45 minutes away by plentiful, public transport. Some previous tenants have even bicycled to London colleges. The flat is fully & well-furnished & equipped. It is on on the first floor (2nd in North America) of a large, 19th century, corner house. The large flat enjoys extensive, panoramic views: overlooking green gardens in one direction, the trees of Wolseley Road in the other, and the iconic Alexandra Palace crowning the horizon in a third perspective. The apartment includes the exclusive use of a paved patio off the garden, with a table, chairs, lounger, parasol & flowers. There is an embedded bicycle rack, which is shared. The apartment is attractively furnished & well-equipped; itscalmost-new carpeting in the hall, living room and the bedrooms also provides excellent heat and sound insulation. The living room furniture includes 2 sofas, a glass coffee table, a polished cherry-wood dining table, a desk/table and bookcases; there is a 2nd desk and desk-chair in one bedroom & ample cupboard=space in both bedrooms. There is a fully-equipped kitchen with mosaic-tiled floor, fridge/freezer, washer/dryer, dryer & dishwasher. There is radiator heating throughout, with a gas boiler. There are two, good size fully furnished double bedrooms, one with a double bed, the other with 2 single beds, (which could also be placed together). Linen & towels are supplied. Between the bedrooms is an attractive, bathroom/shower-room; the 2nd bathroom has a large shower area with adjoining sink, vanity unit & storage. The living-room sofa has a pull-out bed for guests. There is a TV, & stereo/radio/DVD. Broadband is the tenant's own cost, but there is the optional, free use of an SIM-card-based data router and wifi extender. The apartment is 2 minute's walk from the central clock-tower of the Crouch End village (see photo). This "village inside London" is full of excellent amenities, including many restaurants, cafés, 3 supermarkets, small shops, pubs & entertainment venues including two art cinemas; gyms & pools & are near. Several, child-friendly parks & two beautiful woodlands, Highgate Woods and Hampstead Heath, are within reach. A weekly Farmer's Market is held nearby. Except from 2-4 pm, street parking is free. 3 underground stations are in reach (serving the Northern, Piccadilly & Victoria lines) as well as 4, frequent bus services. Except for short stays, where they are charged back at cost, broadband, water, electricity & Council (local) tax are not included in the rent. 2.5 week's advance rent is due on lease-signing and subsequently applied to month 1 rent; after occupancy, a refundable, security & damage deposit (2.5 week's rent) is put into joint escrow with the government-mandated, Deposit Protection Service. Comments: Transport connections are frequent, efficient and within a short walk. Pets may or may not be accepted on reasonable grounds, including insurance & leases. Except for 2-4 pm weekdays, parking on the street immediately outside is free.
