We do not share any area other than the front entryway which I, the owner, rarely use as I almost always enter from my back door. Immaculate condition with high end designer finishes. Better than a condo. No waiting for elevators or noisy neighbours above or next door. Renovated top to bottom in 2016 with a split bedroom plan. It's bright and sunny all day with tall windows windows on 3 sides, 16 foot cathedral ceilings in the living/dining room, a quiet ceiling fan and dining room and a skylight. Two sunny decks on two floors. Two large bedrooms on separate floors with 9 foot ceilings. Primary bedroom (third floor) has a queen size bed, side table and dresser plus a console table with a TV and a nice reading chair. You might enjoy sitting out on your private bedroom deck on a sunny morning. The second bedroom (second floor) has a double size bed plus a double closet, dresser and a small desk (currently stored in the closet). FYI * The primary bedroom dresser as seen in these photos has been changed to one that is a different style but same size. Two full bathrooms (one with a walk-in shower and one with a tub). Washer/dryer with steam mode in your suite as well as your own furnace to control your own heating and cooling. Hot water on demand so you never run out of hot water. All utilities included but electricity is capped at $100 per month. Hydro has been between $60-80 per month for the past year. Quiet neighbours all around. Owner lives in the ground floor apartment with two Italian Greyhounds (like mini greyhounds.) What's nearby? * Supermarket/Groceries: New T & T supermarket 1 block away or walk north to a Metro supermarket at Bloor & Robert St about a 10 min walk away. There is a 24-hour 7-11 convenience store and two other convenience stores just a 1-2 blocks away. * Coffee: Multiple coffee shops including Tim Hortons and Panamar are all 1-2 blocks away. * TRANSIT: The house is a 10 min walk to Bloor/Spadina subway station (or take a direct transit streetcar in less than 5 minutes). You can take the streetcar (surface train) across College St to University Ave to Toronto General, Mount Sanai, Sick Kids and Toronto Rehab Hospitals. You can walk to Toronto Western Hospital through the side streets in under 10 min or take transit in the same amount of time. Toronto General, Mount Sanai, Princess Margaret hospitals are all less than 20 min walk away, approximately 1km away. * SHOPPING: Walk to Kensington Market in 5 minutes or St George U of T Campus is 1 block away on the other side of Spadina. Walk to the Eaton Centre in less 30 min or take transit in less than 20 min. Parking for your occasional rental car or visitors is negotiable. Comments: A laser printer is in your suite. You have one large and one small private deck. Both decks are at the back of the house and get lots of sun. There are video doorbells and cameras on the outside of the house only.
