Petite downtown Kyoto apartment

Located in one of our favorite neighborhoods - downtown near Gojo and Kawaramachi - with its trendy cafes and restaurants. Near all transportation connections (train, subway) and two-minute walk from the river. Our cute 14-square meter boutique apartment is furnished as shown in the photos and ready to move in. Included is a single Muji bed, comforter, chair and small table. There is also a tiny equipped kitchen and bathroom w/ shower/tub. 2-3 week bookings available with standard Japanese rental contract. This is a corner unit on the top floor of a well managed, 11-story building. Facing east with a balcony, it offers amazing sunsets and views of Kyoto's eastern mountains and temples. Below is a peaceful tree-lined canal with a wonderful traditional Japanese bathhouse, and the river is just a block away. On-site Coin laundry, bicycle parking, manager, key lock, 24-hour garbage disposal. Please note that the apartment does not have wifi. We recommend looking into one of Japan's "pocket wifi" services. Below you can see collected reviews from 2016 when we ran the place for as a short-term rental while living full-time in Kyoto. Our model has changed (for example, we no longer offer bikes or meet guests in person) but the room + view has not. REVIEWS 2016/2017 It's a cozy and lovely apartment, just like the pictures showing, easy to feel like home. Beautiful views could be seem from the balcony, even in the night, it's also very charming. I feel I am living in this city but not traveling. Thanks to the free bikes, my mother and I could visit so many interesting places in four days' trip. And Katy is a very good host, who is quick to answer our questions and very helpful. Ps. The biscuits and pukka tea are very delicious! ^_* Hope I will go back to Kyoto again! And welcome you guys go to China! July 2016 Kristin The space was very clean and cute with a gorgeous view, exactly as pictured in the photos. The location is also very good - it is within walking distance of Kyoto Station, the Kamo River and downtown, and we used the available bikes to explore around the city. Furthermore, David, the host, was good at communicating before and during the trip, so the whole process was very smooth. The only downside to the space was the small shower, but there is a conveniently located public bathhouse across the street! I would definitely stay here again on future trips to Kyoto. July 2016 Olivia David was a charming host that immediately seemed like an old friend. His place was quaint and homey. The free sweets that he supplied were addicting. They were even better when eaten outside on the balcony that perfectly framed the beautiful mountains of Kyoto. I enjoyed my stay very much and would recommend David's apartment to any single traveler :) Thank you for the amazing hospitality in your amazing apartment, David! June 2016 Weng I had the most wonderful stay at the apartment. The feeling I had waking up in morning was priceless. Very peaceful and calm. Having now know a little bit more about the neighborhood, I find the location unbeatable for people who like to explore the city beyond taking buses straight to the temple hitlist. You are never too far from anywhere as the location is near the centre of the city. Free bike? You'll learn to appreciate it even more when you start to cycle around. David as a host went above and beyond to assist me in times of need. Due to my 'too-smart' booking of an early flight out of Osaka, David helped me arrange taxi reservation and came to the apt at 3:30am on the day to make sure everything was alright for my trip to the bus pickup point. Having said that, don't try this yourself, even though you know David would be there for you. Thank you David ! May 2016 Slim I stayed 4 nights in the wonderful city of Kyoto and being at David's home and I only have good things to say about his flat. It's Cosy and comfortable very functional in a quiet area. It's not far from interesting spots and even less with the bicycles he has. Yes, the bathroom is quite challenging (but functionnal) but the view from the balcony with the Higashiyama mountains are incredible. Will definitely recommend it and hope come back soon. + More April 2016 Iris David was a great host and the place is a little gem. Everything was well arranged and it was very comfortable to stay. The biscuits and tea were delicious. We had 2 people staying at the place that we worried a bit before arrival, as the room was described as very tiny. However, we didn't run into much of trouble about space. The view from the balcony was splendid and I saw the sunrise in the morning :) Location is also quite good - nearby bus stop, close to train stations and next to the beautiful rive ???. David was a very caring host - fast replying to my messages and checking time after time whether we arrived safely and stayed comfortably. Instructions were easy to follow and all communications were smooth. Overall great experience and highly recommended! April 2016 Mike David is a great host. He was out of town during my stay, he advised me ahead of time and sent me related information before my arrival. David responded to my email very quickly. The apartment is quite small as it is described which is suitable for one traveler like me. It is about 17 mins walk from Kyoto station, if you come at night, you need to look very carefully for the Cowboy boot shop as it may be closed and there is not light on the sign of the "Cowboy Boot". The place is quite and bed is comfortable. Kyoto is not very big and can be explored by bike for the nearby tourist sites. I did it on the attractions in the east side and central town. There is a bike shop on the main road across the street from the cowboy boot shop, owner is a very nice man. You can rent a bike from there or use the bike David provided. Most of restaurants would not open until 10 am so it is better to planned it before hand. Overall, my stay was satisfactory. I really like the cookies and tea in the apartment. Thanks David! Yael This apartment is exactly as pictured - tiny, beautiful and pristine. Everything was primed and ready for my arrival, including tea and cookies, guides to the city and more. Communicating with David was always easy and timely. The area itself, while not in the thick of things, is conveniently located and you won't be the only tourist around trying to navigate the area. This is a great apartment for someone traveling alone - has everything one could want. The only two drawbacks to this place are the shower that feels a little like showering in an airplane bathroom (so if you're on the bigger side beware) and the fact that there are no shutters/dark drapes so I usually woke up at the crack of dawn. There are two curtain rods there, so I have to assume this is something they're working on but definitely something to consider if, like me, daylight wakes you up. Still - a really wonderful stay and highly recommended. Sherry David's apartment is a great choice for people traveling alone to Kyoto. The house is tiny but very clean and tidy, equipped with everything I needed. You could see how much effort David has put in maintaining this lovely apartment. All the decorations, travel guide and the snacks provided by David makes you feel at home. A pity during my stay was that I couldn't do the cycling due to the bad weather. Should I travel back to Kyoto, I'd like to live in this apartment again and try cycling! I had a great stay in Kyoto thanks in no small part to my gracious host David, a thoughtful, kind, and helpful fellow. The apartment is tiny, as promised, but it is very well located and really has everything I needed as a single traveler who wasn't planning on spending much time in Kyoto sitting around inside. The place was clean and everything worked, i.e. hot water, heater, , wifi, laundry room downstairs, etc.; the amazing view can't be topped, and the convenient little balcony is the ideal spot to sit and check email. The apt. is a thoughtfully organized, clean, safe, cozy launching pad. Kyoto is a commuter bicyclist's dream, so the provided bicycle was icing on the cake (there are 3, but i only needed one). If you're looking for a comfortable, private place to sleep in between adventures in Kyoto, you won't get more bang for your buck, Jason Small but efficient and convenient. David is very nice and helpful. Freddie I had a wonderful stay at David's cosy studio. The flat was immaculate and comfortable – perfect for a short stay in Kyoto. David was a lovely host and full of helpful information about places to go and see. Perfectly located within walking distance of Kyoto station and downtown, the flat is also close to the charming Gion district. The bicycles are a great extra and make it easy to explore the city. Thank you for a great stay, David! Madeline The apartment is the perfect size for one person, with an incredible view of Kyoto. High rises like this seem to be pretty uncommon there so the view is more or less unobstructed! I woke up to the sun rising over the mountains, which was an incredible experience and a surprise! I wouldn't recommend it for a couple or two friends traveling together, but for one it was great. Be sure to check out the sento (bathhouse) across the street, too. Super cheap and such a relaxing way to end the day. Marc David's apartment is perfectly located between Kyoto station, downtown, and traditional Higashiyama. Andrea We stayed 2 nights at David's cozy apartment. Great location, close to downtown Kyoto. We enjoyed everything he provided, especially the bikes! He was very considerate and accommodating. Wished we could have stayed longer. Would highly recommend staying here. Thanks for a great stay, David! Stephanie Great place! Right downtown close to Kyoto St, grocery stores etc. Very clean, tidy, appt has everything you need! David was accessible throughout stay and very welcoming. The bikes were a nice treat to have! Will definitely book here again! Thanks David Marek & Nyree David has a very cosy studio in a great location, between the city centre (10 min walk North) and the train station (15 min walk South), which makes it a perfect base to explore Kyoto. The place is rather small but nonetheless we comfortably spent there the 3 days. Great advantage is the possibility to use bicycles, which make sightseeing much easier... The description of the place is very accurate. All the necessary equipment is there. Chwee Leng 1. Room is clean, cosy interior with thoughtful add-on as shown in the photos. Felt completely at home. Balcony with great view of sunrise and sights. 2. About 7mins walk from Kiyomizu-gojo keihan line. (See description of listing, specifics of the place in every aspect are as clearly stated :)) 3. Nice neighborhood, 5mins to Kamogawa river perfect for stroll and biking. 4. To top it all, David and Kate are great hosts. Making every effort to welcome you and make you feel at home, taking time to chat, making recommendations of places and current activities to do in Kyoto. The warmth, sincerity and attentiveness to each guest is simply awesome. Big thumbs up! Greatly appreciated! Thanks again for hosting, David and Kate. I enjoyed my stay at your hideaway and also see more of Kyoto thanks to your great tips. ???? David,so glad and lucky to stay here, like home, good Experience to cycle along the river, woow,i like it! !i hope to come and stay in your apartment next time! Sunny ,China Dalian Lauren I had a wonderful stay in Kyoto. David met me at the apartment, and gave me a quick tour. He also recommended some places to visit. I felt very welcome, with complimentary tea, cold drinks and Japanese snacks. I only had 3 nights but managed to see and experience a lot. The apartment was small (perfect for one!), with beautiful views of the mountains and Gion district. It is in a great location, ideal for exploring. After long days walking around all the shrines and temples, it was a lovely place to return to. Alice David's apartment is perfectly located in the center of Kyoto, and the view from the balcony is wonderful! The building is near a tiny and quiet canal which is a great place to have late walks . It's true that the studio is quite small but for a couple who wants to spend a few days in the city it's perfect (tall people might have troubles with the shower though). It is really clean and quiet and the bikes are a huge plus. David was very helpful, providing us with addresses and tips (and biscuits and tea), thanks again for everything! Tim We have had a very nice stay in this Kyoto appartment. It is clean, cozy and comfortabe. Also centrally located and has a beautiful view on Kyoto from the balcony. The appartments comes with bicycles. Cycling along the riverbank and through the city was amazing. David is a very involved, helpfull, interested and kind host. He gave us some great tips during our stay. Yes, the appartement is quite small for two persons, but very manageable, just make it work! Because you just don't want to miss out on this great airbnb :-) Jason David is a great host. He will meet you to give you your key and give you a short tour of the apartment and some information regarding its surroundings and talk about his own travels. I asked him about things to do in Kyoto and he did some quick research and emailed me about some local festivals and attractions. As the reviews and David's own description mention, this place is indeed small. As a smaller than average male, this place was cozy and was enough space for me. The shower on the other hand was tight and I wonder how well someone taller and/or wider than me could cope. There is a public bath that is diagonally across the street that David will mention. David is gracious enough to provide various drinks in the fridge and some snacks. The view is to die for and it's cool to drink some coffee (which he has stocked, and I wish every host did; Thanks David!) and gaze at the city in the morning or have a beer/mixer at night on the balcony. There is a net that might interfere with your picture taking if you're into that. David also provides 3 bikes that you can use. I'm more of a walker, so I didn't make use of them, but you will see everyone riding bikes outside. The location is in between Kyoto Station, Gion, and Downtown. It's neither near nor far. I think it's about 16-18 minutes from Kyoto Station and 20 some minutes from Gion walking. But like I said, there are bikes, which would probably cut that down by more than half. All in all, David's a great host; The place is small; It is neither near nor far from places; The view is awesome; Don't spend too much time inside because Kyoto and its surrounding cities are full of wonders to explore. Chris&Michelle We had an amazing stay at David and Katy's place. The apartment is small but super cozy and comfortable. David and Katy were more than gracious, leaving us snacks to celebrate the New Year and meeting us when we arrived. We would highly recommend this place to anyone looking for a place near Gion. Nicole Absolutely charming studio! Changing beautiful view of eastern mountains, temples and neighbouring Gion district, evening twinkling lights:) We were warmly welcomed to the apartment by David and Caty, shown how to work everything and the where the bicycles were stored. There were so many lovely touches in the apartment tea, sweets, lovely bathroom products, fresh flowers:) that we have not before experienced in staying in Air Bnb. Yes it is small however it makes up for its size with its charm, great view, great location for walking or cycling around Kyoto, also handy for transport connections eg short walk to Kyoto station. Our December stay was chilly outside but cosy and warm in the apartment. David's excellent communication skills and willingness to answer our questions about local area attractions or anything we wanted to know was so appreciated. We would highly recommend to stay at this apartment. We would do so again ourselves! + The room was so clear though it just a bit small, but I love white tone so much:) Kathy and David were kind person I have met in foreign country! If you are going to stay near Kyoto station by yourself, here are the best choice:)) Lila David and Kate were there to meet us at the scheduled time, they explained everything to us in detail. The apartment was just as it was described and the pictures were accurate-it is a very small apartment. We enjoyed our stay there, it is very clean and it is located in a quiet neighborhood by the river. We used the bikes provided, the ride by the river was one of our high light in this trip. David and Kate also let us leave our luggages in the apartment after check out time since our flight was not till later in the afternoon. Xizu ?????,??????,?????????????????????????????,?????,??????,??????????,??????????,???????????????,??????,?????????????,??????? + More Melanie The apartment was sufficient for what we needed, we were a couple that made the most of the location and the use of the bikes that comes with the apartment. As long as you are organised and tidy and happy to eat out this apartment is perfect, clean and secure. The hosts are very friendly and helpful and make the stay very pleasant. The sunrise over Kyoto from the balcony is an extra bonus! Hoij ????????????,??????????,?????????,??????,????/???/??????,???????,????24????,??????????????,??????,??????! Ester David is a very kind and thoughtful host. We really enjoyed our stay in his apartment. David prepared the drinks and snacks in the room. He also provided us magazines with information about some cafe and Sento around the area, and provided bicycles for us to use. Breakfast in the the balcony, night shower in the Sento (just across the street) and cycling along the river were the best memories in Kyoto. We strong recommend the charming studio. Daniel David was a great host and the apartment was perfect! It's small but cozy and fit my friend and I just fine. The bikes that come with the rental are also super helpful and we ended up biking around the city the entire time we were there. David was very welcoming and communicative! Jacques We've spent six wonderful days in Kyoto in this lovely appartment. It was bright and the balcony was nice. David was also very helpeful and we thank him for his recommendation about the sento just across the street. We would love to come back. Bethany I absolutely love Kyoto and this apartment was the perfect "home base" for my several day stay there. Location is near by many cafes and spots to eat and right next to the river. David was waiting for me outside the the apartment when I arrived and was a wonderful host, showing me all the ins and out of the apartment. He also followed up with some local events going on during my stay that I would not have known about otherwise! Although the apartment is small it is arranged beautifully. There were so many small touches that made my stay incredibly relaxed and enjoyable. I particularly enjoyed having a bike to use, it is by far the best way to see Kyoto. Early morning rides up and down the river and through the small streets to find breakfast quickly become one of the favorite parts of my stay! + More Aurélie & Hadrien David is the perfect host. He welcomed us warmly, showed us everything we had to know and made us very comfortable. The apartment is, as described, little, but so well organized and arranged, with every thing you need and even more. When we arrived there were drinks in the fridge, some Japanese sweets... We felt immediately at home ! Moreover, the bikes are by far the best way to discover Kyoto! And least but not last there is, just across the street, a public bath, perfect after a very hot and long day! David is a really great host, helpful and kind. He suddenly answered to all our inquires. The tiny appartment is very nice, tidy with an amazing view, perfect for one but also suitable for two. Well located to reach the city center (having bikes at our disposal to ride aroud the city was perfect) is also connected to the station with public transports. We heartily recommend a stay at charming studio! Alexandre This place was great. The view from the balcony is superb and very reposing after a long day. David was a great host, he welcomed us when we arrived and send us a mail with advices for a Kyoto visit. He also responded fast to our questions and mails. If you dont mind a very small apartment (everything is small, including the shower) then I cant recommend it enough. Emmanuel I really enjoyed my stay at David's flat. The flat is very comfortable, beautifully decorated. It has a small balcony with great views on the east of Kyoto. The neighbourhood is nice and quiet and a picturesque canal runs just beside the flat. The flat was extremely clean, the bed comfortable with nice linen and pillows. David is very friendly and explained how everything worked in the flat. He left some drinks in the fridge and some delicious Japanese sweets as a welcome gesture. He also let me use his bicycle which was such a great way of exploring Kyoto. Johanna A lovely little studio that was perfect for my short stay in Kyoto as a single traveler. The location is ideal for discovering the city. Bicycles are provided: supercool! David is a most attentive host and made every effort to help me around. Thank you so much and I would definitely come again. Tabitha David was wonderful when we arrived - thoroughly explaining everything we needed to know for our stay. The place was exactly as described - "petite", "small", "charming" all definitely explain this apartment. We were 2 people staying and I would probably recommend only staying as a single person - it's a single bed and futon with no other space around you if you set up this way. That is already in the description though, so no surprises there! We did make the most of it, as the view was absolutely wonderful and the location was fantastic. Sitting on the balcony with a cup of tea watching the sun set was a wonderful way to relax in Kyoto. We made use of the bicycles provided and were not disappointed - what a lovely city to ride around! David provided us with some sweets and drinks in the fridge as well, such a nice touch. I was thoroughly impressed with this apartment and with our host! Mike The apartment was indeed charming and very cozy, located in a very quiet area, and yet close to almost everything, with an amazing view from the balcony. David was really nice to double check with me to make sure I was OK with the size of the apartment before approving the booking request. Actually I didn't find the apartment small; it's perfect for one person. David was very easy going; communication was also easy from booking inquiry to checking out. Everything went very smoothly with no surprise. One of the best experiences for sure. Sarah When we arrived, David was waiting for us outside the building to give us a guided tour! He explained how everything worked and made us feel so incredibly welcome! There were delicious sweets awaiting us as well! While the apartment is on the small side (David kindly emailed us to double check that this was okay before confirming our booking) it more than makes up for it with its charm and fantastic location! It's on a very beautiful and quiet street yet so close to everything! The view from the beautiful balcony is also fantastic! The apartment was very clean, bright and had lovely decorative touches everywhere. David is a wonderful host and we would definitely recommend staying here!
