In quiet, leafy Annandale our bright & modern art-filled house is only 3kms to the Sydney CBD & all of inner Sydney's spectacular venues, parks, restaurants and entertainment. The space Welcome to my home in the heart of Sydney's Inner West - Annandale - which has recently tied Sydney's fifth most liveable suburb in the Urban Living Index. The house is located in quiet, leafy Annandale, 3kms to the Sydney CBD - convenient to all the amazing restaurants, shopping areas & entertainment & cultural centres Sydney & the Inner West have to offer. Everything you will need for your stay in Sydney is provided, including dishwasher, induction cooktop & fridge, secure parking, high speed wireless broadband & all the entertainment options you might need. There are ample sheets & towels for the beds, & the large lounge has been voted most comfortable in class by our friends & family. Hot water is continuous gas - it will never run out. All utilities included. There is also a gas heater & a reverse cycle air conditioner, a fan and space heater. The house is a free-standing, modern double brick dwelling with the bedroom upstairs near the living area, featuring ample cupboard space for your belongings. It is bright & airy, a lovely place to spend your quiet time & work time in Sydney, & also perfect for entertaining. There is a leafy yard with a large deck with BBQ & table for al fresco dining, & garden right out the sliding doors off the living area, with citrus trees, seasonal herbs & veggies, an eight person table & seating as well as a large umbrella for shade. At the front of the housethe master bedroom features a beautiful balcony to relax on with table & chairs, native plants and is perfect for coffee in the morning sun. Downstairs is the garage & studio area with toilet facilities. The studio area features a second bedroom featuring a sup comfortable queen size bed for guests. There is a front-loading washer & dryer downstairs as well. The office High speed wireless broadband is accessible from all areas of the house & the office area offers a large desk, 30" Dell monitor,  lamps, ample power points & includes an ergonomic chair. The neighbourhood Annandale is close to Sydney's central business district, yet is also a quiet & leafy oasis in the heart of the Inner West. A quick walk up the lane takes you to restaurants, wine bars, cafes, supermarkets, bottle shops, pubs & shopping options. Five minutes in the other direction & you will arrive at a beautiful waterside park featuring views of the Harbour & Anzac Bridges. The park offers great views of Sydney's famous fireworks displays, without having to head into the CBD. A visit to the Tramsheds is a must - it's a 10 minute walk from the house & offers a variety of gourmet dining options, a supermarket, bottleshops & a variety of other services.  Newtown, Glebe, Leichhardt, Balmain & many other iconic Sydney suburbs, known for great food, shopping & culture, are all within easy walking & public transport distance. Getting around Annandale is well serviced by public transport - the 470 bus is very regular & gets you into the CBD in 30 minutes tops. The light rail is another way to travel quickly & easily into the CBD. The nearest stop (Jubilee Park) is a five minute walk away. Sydney University is a 20 minute walk through lovely leafy suburbs, UTS & the City are a quick bus trip steps away from the door & there is a direct bus to University of NSW at the same stop. Ultimo TAFE & Notre Dame are also nearby - a walkable distance & easily accessed via public transportation. Guest access Guests are provided full & private access to the house, including secure garage, & the back yard.
