I am an Associate Professor at University College London, originally from Florence, where I have two small flats to rent out. They are on the first floor of a building very conveniently located, very close (5-min walk) to Polimoda (via Curtatone), Santa Maria Novella railway station (the main train station), the Arno river, and the American consulate, and a short walk (10-15 mins) from Duomo, Ponte Vecchio, and Uffizi Gallery. The area is full of restaurants (e.g. Osteria dei Centopoveri, 13 Gobbi, Sostanza), bars (Companion Dolceamaro, La Boite), and shops. Flat 1 is like new, as it was renovated in 2024. Flat 2 is brand new, just renovated. 1st floor walk-up. Open space with kitchen-diner and living room with one European double bed (140cm). Separate bathroom. Flat 1 also has a small private courtyard. Fully furnished. Air Conditioning: YES. Autonomous / Individual heating: YES. Washing machine: YES. Dish washer: NO. Cleaning service upon request. MONTHLY PAYMENTS: Flat 1 – Monthly rent: EUR 1,150 Flat 2 – Monthly rent: EUR 1,100 Monthly fixed expenses: EUR 100 -- includes wi-fi high-speed internet, municipal waste tax (TARI-Tassa Rifiuti, and maintenance / common expenses (“spese condominiali”) Monthly advance payment for utilities: EUR 150 Flat 1 – TOTAL Monthly payments to be made: EUR 1,400 Flat 2 – TOTAL Monthly payments to be made: EUR 1,350 PLEASE NOTE For electricity, gas, and water, you will pay based on your actual use, that is, depending on how much you use them. However, we are collecting EUR 150 per month in advance to cover for these expenses. At the end of your stay, we will calculate the exact amount that was spent. Any money given in excess through the monthly EUR 150 will be given back to you. I will send you the utility bills as soon as I receive them, to give you an idea of how much you are spending. Typically, you should calculate these monthly costs: Water: EUR 20-30 Electricity: 30-40 Gas: 25-80 BEAR IN MIND During the winter months, when the heating is on, the monthly cost for gas could well be EUR 60-80 per month, or even more, whereas with nice weather and high temperatures, the cost will be much less. In Italy, electricity and gas are more expensive than in other countries, such as the US. This means that, if you leave the lights on when you go out, or keep the windows open while the heating is on, you will end up spending more. VERY IMPORTANT: A deposit of EUR 3,000 is required. Minimum stay: 12 months. You will sign a regular contract up to 18 months. If you are interested in renting for more than 18 months, please let me know. Checks on your ability to pay will be made. I am clean, honest and responsible, and expect you to be the same, to respect others and the space around you, and take care of the place where you live. I am not always in Florence, so if you want to see these flats, you need to book an appointment with me.
