There's a large backyard and a lovely screened-in porch for morning coffee or dinner al fresco. 2 bedrooms (one Queen, one Cal King), 2 offices, and 1 currently-unfurnished bedroom. Large living room with fireplace, welcoming dining room, and well-appointed kitchen with gas range. 1 full bath with tub & shower, one half bath. Laundry in walkout basement, along with storage & workout space. Great access to Amherst, UMass and Amherst College by foot/bike. Abuts the Norwottuck Rail Trail. Very quiet neighbors. 1 garage spot and parking for 2 cars in the driveway. Plentiful street parking. Bicycles available for use. $3800/month (nearly all utilities included). January 1 2025 to summer 2025: preference is for 5/30/2025 or 8/30/2025 as end dates, but both start and end are somewhat flexible. Rent includes almost all utilities. We pay water/sewage, trash, and lawn care. Tenant pays for internet and gas ($30-50 typical gas bill covers: kitchen range and hot water heater; backup heating system, only if used). Tenant also pays for electric usage above what is generated by solar panels--for the last two years we have had an excess of solar production, so have not had electric bills. Main heating and cooling are provided by high-efficiency air-source heat pumps (mini-splits). Tenant arranges snow removal if desired (Amherst College clears the sidewalk, so snow removal is limited or none, depending on the winter). Open to possibility of one small pet.
