Our 1888 home is a former barn of Chestnut post and beam construction home (a former barn) is located on 250 feet of waterfront on Lower Bolton Lake. Perfect for swimming, fishing, and stand-up paddleboard, lake rules allow only low-HP motors, so the water is clear and clean. Sit on the deck to watch the sun rise over the lake while bald eagles and ospreys soar overhead. Hike in the forest across the road and bicycle on hundreds of miles of the rails-to-trails pathway that is 5 min away. Our home is comfortable, elegant, and welcoming. The house is a duplex; our neighbors are kind and knowledgeable, but you will enjoy both acoustic and interpersonal privacy. We live in a rural area with easy access to hiking, biking, and water sports. Located 20 min from UConn-Storrs campus and less than 20 min from Hartford, the house is conveniently situated. Outdoor amenities include a 3-acre backyard, a large patio with wood-pellet grill and Solo stove, an EV charger, and lovely perennial garden beds. The house is sustainably powered via geothermal wells, which provide both heat and A/C. The internet is fast and highly reliable for remote work. You are welcome to use our stand-up paddleboards, Hobie SU peddleboard, canoe, and kayaks, and to sit on the dock for work calls. There is a guest cottage steps from the lake, with a queen bed and kitchenette, and desk, futon sofa, and full bathroom. The former carriage house has been renovated as a party space, perfect for large groups, with heated floors and a gas stove, full kitchen with two dishwashers, pool table, half bath, and stage. The cottage and party house are shared with the neighbors, with easy scheduling via shared calendar. As you enter the main floor of the house, you will find a long windowed deck facing the lake, suitable for eating (except on cold winter days). In the main house, you'll find an open-plan kitchen and living room, with an adjacent laundry room (possible to use as an office). One bedroom, with plenty of closet space, is located on the first floor. The living room (with a wood-burning stove) overlooks the lake. The master bedroom is on the second floor, adjacent to a recently remodeled bath. The second floor also contains a large space suitable for exercise equipment or for use as an office.
