This house is set on a beautiful, quiet, tree-lined street in a vivacious neighborhood, with all services and handy to everywhere. The house was entirely remade 10 years ago from a small duplex. It has an open plan on the main floor, with living room, dining room, kitchen and powder room; windowed patio doors give entry to the large patio and garden at the back, the greenery crowned by a statuesque linden tree. On the upper level is a full bathroom with shower and tub, a very large bedroom with walk-in closet as well as a small laundry room, and a bright office with windows overlooking the park. The office is equipped with desk and chair, a printer, bookcases and cabinets. The house is well furnished in a mostly mid-20thC style and the kitchen fully equipped. There is the potential to rent an additional small room on the upper level for office or bedroom, at additional cost. Stepping out the front door, there is a small park across the street, with a children's and activities playground - thus often the agreeable sounds of children's laughter in the day. The house has two upstairs balconies: the office balcony with views over the park, the bedroom balcony with views to the expansive branches of the linden tree and the garden below. This nearby greenery is only the start, as there are numerous parks in the neighbourhood of various sizes and the neighbourhood has a top walking score. The fabled Jean Talon market is just three blocks away, with its many shops and stalls, while the Italian super grocery store Milano's is also nearby on blvd St Laurent. The neighbourhood has its many Italian restaurants, older generation and new, but it also is a key neighbourhood for thriving new restaurants of every kind, several of them just steps away on the cross-streets of Beaubien and St Zotique. The area also has its fish stores, artisan butchers, bakeries, greengrocers, chocolatiers and everything for food, as well as shops and services, from dry cleaner to pharmacy. The city is fully accessible. The house is five minutes to the orange line metro and seven minutes to the blue line. There are buses on Beaubien, St Laurent and Park. There are several Bixi stands nearby with bikes now available summer through winter. There is street parking. This house is very nice to live in, and the neighbourhood is a great place to be.

Comments: Internet and TV are included in the price. Utilities are $200/month (the prorated monthy charge based on annual usage, so an amount much reduced from actual autumn and winter costs).
Comments: Inner stairwell makes home unsuitable for young children.
I will organize electronic mail for most things. I prefer postal delivery to the house, to be kept and so that I can be alerted if there is something of seeming consequence.
Comments: For winter rental, there are snow shovels which will be needed to clear the street side entrance.
