To be right upfront, this apartment is directly over the Harmony Bar & Grill, a beloved, family-friendly neighborhood institution. Please be aware that there will be loud music on some nights. Packer games, Irish wakes, retirement parties can get loud. It will all be heard--loudly--in this apartment. Probably not be suitable for 99.9% of Sabbatical's clientele. Perhaps ideal for someone who is out late Fridays & Saturdays anyway? An anthropologist delving into Wisconsin's bar culture? ALL UTILITIES PAID! Wifi included! (Within residential consumption parameters & reason, of course!) Lots of new upgrades. Plenty of natural light in all rooms. Large deck overlooking bar's patio garden. Apartment is very basic, and in a very old building. But we just made some major upgrades with a view to sustainability and health [NB: Photos do not reflect the furnishings that will be installed]: -New LVT kitchen & bath floors, professionally repaired & painted all walls & ceilings ZERO VOC paint! -New appliances--refrigerator & washer are both hyper-energy efficient EnergyStar models. New gas stove with a true exhaust system--a Consumer Reports top-rated, powerful 500 cfm fan, vented *outside* with a large duct. This means cooking gases are directly vented outside at a high rate. Why is this important? Most apartments around here don't actually exhaust anything; you are just recirculating greasy fumes around the kitchen....to breathe. This true exhaust fan is so powerful & quiet that it can double as a whole house fan to bring cool air in at night during summer to reduce AC needs. -New, hyper-efficient Aeratron ceiling fans (recent EnergyStar award winners! [EnergyStar is the program Dear Leader abolished because it reduced coal burning too much]) in all rooms for comfortable living all summer long, minimizing the need for AC in summer and heat in winter--they look kinda stylish, too! -Recently upgraded electrical and plumbing for safe appliance operation. -*Partially* furnished with a new full-sized bed + new, quality memory foam mattress, new sofa, antique solid wood dressers & miscellaneous other pieces, microwave, coffee maker, some kitchenware, towels, sheets. I say partially furnished because I simply cannot parse what each & every tenant expects. -Location: You are in the middle of everything that makes Madison, Madison! Fun street life out front on Atwood Avenue--coffee (more shops than I can count!), art, restaurants, boutique chocolates & nuts, wine bars, Starkweather Brewery, Barrymore Theater, Atwood Music Hall, ice cream shops X 2! Etc. Etc.--all within a five minute walk. -Quiet, residential neighborhood living out the back door with Lake Monona & Yahara Place Park a short neighborhood walk 2 blocks away. -Bike path out front takes you all the way to campus. -Bike/walk-friendly, park-like neighborhood streets connect in all directions. -And an old school, family-friendly bar right downstairs. Did I say a bar right downstairs? Yes, there is a bar right downstairs--the neighborhood's iconic, very well-managed Harmony Bar & Grill with its frequent musical offerings. To re-emphasize: There is no insulation between the bar and the apartment, so when bands play, tenants will hear them--sometimes loudly--in the unit. -Responsible, responsive & conscientious landlord lives less than a block away and owns & responsibly runs the bar downstairs, so will be available when mechanical issues arise. -Please recognize life in an old building, above a bar, involves a lot of quirkiness.
