We are offering our 54 m², very bright and quiet 2 room (living room , bed - room) apartment in a traditional Viennese residential building. The apartment features south-facing courtyard balcony (6m2) with a garden outlook and is well suited for visiting scholars, researchers, or a professional couple seeking a comfortable and calm base during an academic stay in Vienna. It is fully furnished and well equipped for medium-term stays, including kitchenware, dishwasher, coffee machine, washing- dryer machine, and everyday essentials. The bathroom has been recently renovated and includes a bathtub as well as a practical storage area. The apartment is located on the third floor and is accessible by elevator. The apartment is situated in the Kaisermühlen district, close to Schüttauplatz, in a quiet residential neighborhood with convenient access to green and recreational areas. The Danube River, the Donauinsel recreational area, and the public swimming facilities along the Old Danube are all within easy walking distance. At the same time, Stephansplatz can be reached in about eight minutes by the U1, and the University (Station Schottentor) in around fifteen minutes by the U2. Fortunately, Vienna is a relatively compact capital city, and having direct access to two underground lines is a real advantage. The University of Vienna, the Academy of Fine Arts Vienna, AIT , and TU Wien can be reached in approximately 30 minutes by public transport or by bicycle. Vienna University of Economics and Business (WU Wien) is a 15-minute bike ride away. Please note that pets are not permitted due to the furnishings. The apartment is not suitable for shared accommodation, and smoking is not allowed. Maximum Stay is 6 month. Heating and electricity are charged according to consumption.
