Beautiful home available for the autumn semester through Christmas and the New Year. A BIT ABOUT US We are Sam, Carolina and our little one (1 yr in Sep). We have lived in the area for a few years and love it. Sam is an academic and Carolina works in the environmental sector. We are live in landlords looking for a lodger (single, couple, or family) to share our lovely home this coming term while we are away on a sabbatical. Carolina will likely be returning occasionally during this period. Lodgers will have exclusive use of all shared areas when we are away. THE FLAT Located in the Shandon Colonies, the flat is set over two floors (1st and 2nd) with entrance and garden access on the ground floor. The flat is fully furnished and the bedroom for rent has a king sized double bed. We moved in last summer and have since installed a brand new kitchen and bathroom. THE SHARED SPACES On the ground floor you will find only the entrance, hallway, and garden access. Through the back there is a private garden with lots of fruit and veg, and a fire pit/bbq. This is a lovely space. The garden is south west facing, and the surrounding sandstone buildings create a sheltered sun trap perfect for those otherwise cool autumn days. Back inside, the first floor is fully shared and has the traditional high ceilings common in Edinbrugh flats. As you enter there is a spare room/office directly to the right, with a daybed, large wardrobe, and chests of drawers. This can be used exclusively by the lodger(s) if required. Next is the kitchen, fully fitted with induction hob, oven, utility space with washer/dryer and dishwasher. There is a gorgeous dining area overlooking the back garden and a colourful tree mural adds a personal touch. Finally, towards the front of the property the living room and office space, with flat screen TV, huge corner sofa, and a piano. Happy to discuss preferences and clear space for lodgers' books etc on the many many book cases here. Upstairs you will find the bathroom, complete with rainfall shower and huge bathtub, as well as your bedroom. The bedroom is spacious, with a bay/dormer window facing the back garden. It contains a king size bed and a desk. A cot and change table can be provided on request. THE LOCAL AREA Shandon is a lovely area in West Edinburgh, walking distance to the city centre or the Meadows (c. 30 min), gorgeous Bruntsfield and Morningside (15-20 min), as well as leisure and entertainment complex Fountain Park with gym, multiplex cinema, bowling, laser tag, restaurants and much more (15 min). The flat is located just around the corner from Harrison Park and Union Canal, with absolutely stunning walks nearby. If you like walking, there is also access, further along the canal, to the Water of Leith Walk Way which can take you all the way into the Pentland Hills. Supermarkets nearby include Sainsbury's, ASDA, and Lidl, and a well-stocked corner shop no more than a minute away. Bus routes run from near the flat (max 5 min walk) to Edinburgh University campuses (Kings Buildings and George Square) as well as to Heriott Watt and Napier University. Enterprise Car Club and Voi bikes are also available within 100 meters of the front door. Finally, just a couple of doors down we have an excellent cafe, and along the road the other way sits a florist, craft beer and wine shop, more cafes, and a fabulous Italian restaurant. It's a lovely flat, with great opportunities to explore the city, and we look forward to meeting you!

Comments: We will be away on research sabbatical from 1 September to 31 January. One of us may need to return for a couple of weekends during this time and stay in a bedroom that will otherwise be locked; we will notify of any such returns in advance.

Comments: Situated on the canal by the beautiful Harrison Park, close to the picturesque neighbourhoods of Morningside and Bruntsfield, with direct bus routes and 20-minute walk into Edinburgh West End. Direct bus routes to all major University campuses in Edinburgh, as well as to the nearby Pentland Hills, great running and walking routes nearby.
Comments: On-street parking is available. The Enterprise Car Club is also accessible and has a dedicated rental spot a 2-minute walk from the flat.
There are some house plants that will need watering - we will arrange directly with the lodger. The garden is self-sustaining, though lodgers may help themselves to the blackberries and any other comestibles that will ripen during the rental period.

Comments: We are live-in landlords who will be away on a research sabbatical for the majority of the 5-month renting period. Lodgers will have exclusive use of the flat whilst we are away and full use of all shared spaces throughout.
