Welcome to the Central Coast — the California most visitors miss, and the perfect setting for a productive, restorative sabbatical. My single-level three-bedroom, two-bath home sits on a quiet cul-de-sac in Arroyo Grande, one mile from the historic village's shops and restaurants, fifteen minutes from San Luis Obispo and Cal Poly, and ten minutes from the Pacific Ocean and long stretches of beach. THE HOME This light-filled home has vaulted ceilings, skylights, and no stairs anywhere. The open-plan living area centers on a cozy fireplace and flows into the dining area and to a beautifully updated kitchen with stone counters, stainless appliances, and a large island with seating. The main bedroom has a king bed and an en-suite bath; the guest room has a queen bed; and the dedicated office makes an ideal workspace for writing and research. You'll also have a washer and dryer, WiFi, air conditioning, and off-street parking. The real magic is the private backyard: an expansive paver patio with a stone gas firepit surrounded by comfortable lounge seating, a hot tub, a garden hammock, outdoor dining under the umbrella, and beautifully landscaped grounds with flowering beds, stone pathways, and lemon, lime, and avocado trees. Morning coffee among the flowers, an afternoon read in the hammock, an evening soak or fireside glass of local wine after a day of writing, this is a home that supports both deep work and deep rest. THE AREA San Luis Obispo was famously named "the happiest city in America" on Oprah, and it's easy to see why: farmers' markets, hiking trails in every direction, world-class wine regions (Edna Valley, Paso Robles, and the Santa Ynez Valley), and long stretches of beaches, including one of the only beaches in the U.S. where you can drive on the sand. Cal Poly is twenty minutes away, with Cuesta College and Allan Hancock College also close by. For exploring, we're halfway between Los Angeles and San Francisco: Santa Barbara is 90 minutes south, Carmel and Big Sur 2-3 hours north, and Hearst Castle an easy day trip. ABOUT ME I'm a retired educator with a long career in social work and program design, and I understand what visiting scholars and writers need: quiet, comfort, and a place that works. I'm offering my home for exchange or rent. I'm open to exchanges anywhere — France, New York City, and Italy are dreams of mine, but I'm genuinely open to other locations — and happy to answer any questions about the home or the area. Please tell me a little about yourself and what brings you to the Central Coast.
