LOCATION The apartment sits in Forest Hills/Van Ness, one of DC's leafiest and calmest residential neighborhoods, along embassy-lined Connecticut Avenue. It's a three-minute walk (one block) to the Van Ness–UDC Metro on the Red Line, which means a direct, no-transfer ride to American University, UDC, and Johns Hopkins SAIS at Dupont Circle, with easy connections onward to Georgetown, GW, downtown, Capitol Hill, NIH, and the city's major think tanks along Massachusetts Avenue (Brookings, the Wilson Center, and others). For an academic who would rather not keep a car in the city, it is about as connected as DC gets. Daily essentials are all within a block: a Giant grocery store, CVS pharmacy, cafés, restaurants, a dry cleaner, a gourmet food shop, and a weekly neighborhood farmers market. The building also backs directly onto Rock Creek Park, so miles of walking and biking trails begin right outside the door - a rare thing to have in the middle of a capital city. THE APARTMENT The home is set up for someone who works from home. It includes a dedicated desk workspace, a Queen bed with premium linens, and a living room with a sofa that converts to a comfortable second bed for a visiting guest. The full chef's kitchen is generously sized and stocked for real day-to-day living - espresso machine, cookware, flatware, glassware, blender, toaster oven, kettle, microwave, and a built-in dishwasher. Storage is exceptional: a large walk-in closet with custom shelving, plus a separate assigned storage unit within the building. THE BUILDING This is a full-service building with a 24/7 staffed front desk and doorman who manage guests and deliveries - genuinely useful if you are arriving from overseas. Residents enjoy a fitness center, two swimming pools, and a quiet resident lounge. Washer and dryer are located on the same floor. TERMS Rent is $2,450 per month, with all utilities (gas, electric, and water) included in that flat figure — one simple payment, no accounts to set up, no bills to chase from abroad. Please note that internet is not included; the unit is wired and ready, and the tenant arranges their own service. The security deposit is one month's rent, and there is a one-time $350 move-in fee paid to the building. The minimum term is six months, followed by a flexible month-to-month arrangement, which suits the rhythm of a sabbatical, a visiting appointment, or a research fellowship. This is a furnished residential lease, not a short-term or vacation rental. The home is best suited to one or two adults. It is a non-smoking unit, and no pets, please. For prospective tenants, I simply ask for a brief introduction, the university or institution you will be affiliated with in DC, and one or two references - a previous landlord is ideal, along with an academic or professional contact.
