Description

A beautifully presented two-bedroom garden flat in the heart of Walthamstow Village — a light-filled, warm and genuinely lovely place to call home. The flat has recently been redecorated and furnished, with particular attention paid to making the most of the natural light. One of the things we love most about the flat is how much sunlight it gets throughout the year. In summer, the doors open out onto a large private garden; in winter, there is a wood-burning fireplace where you can curl up on the sofa with a book or settle in for a film. There are two generous double bedrooms. One also has a cosy nook bed, currently a firm favourite with my seven-year-old nephew when he comes to stay, making it a great additional sleeping space for children or occasional guests. The bright bathroom has both a bath and shower. At the heart of the flat is the large open-plan kitchen, living and dining area. The kitchen is particularly well equipped — I cook a lot, and it was actually one of the reasons I bought the flat. There is plenty of room to cook properly while still being part of whatever is happening in the rest of the room. An eight-seater dining table makes the space perfect for long dinners, Sunday lunches and having friends over, while the living area opens naturally onto the garden. The neighbourhood The flat is within easy walking distance of everything that makes Walthamstow Village such a special pocket of east London. Orford Road is lined with independent cafés, restaurants, bakeries, pubs and small shops, and the Village still has the feel of a neighbourhood rather than a high street. Local favourites include The Axe & Ember Smokehouse for barbecue, Bargo for cocktails, and The Nags Head and The Castle for a proper local pub. The Raglan is favourite with local for both beer and delicious Indian meals. There is also Eat17 and The Good Egg for brunch, independent bakeries and coffee shops, and the brilliant Ravenswood Estate, home to breweries, bars and God’s Own Junkyard — Walthamstow’s extraordinary neon gallery. (v17walthamstow.org) A little further afield, Walthamstow has become one of east London’s best areas for food, culture and independent businesses, while still having an unusual amount of green space. Lloyd Park, home to the William Morris Gallery, is nearby, while Walthamstow Marshes and Walthamstow Wetlands offer huge open spaces for walking, running and cycling. The Wetlands are one of Europe’s largest urban wetland nature reserves. There is also the recently restored Soho Theatre Walthamstow, Walthamstow Market and the breweries and taprooms of the Blackhorse Beer Mile. (visitlondon.com) Despite all of this, getting into central London is remarkably easy. Walthamstow Central is around a 10-minute walk from the Village, with the Victoria line and Weaver Overground providing quick connections across London -16 minutes to King’s Cross St. Pancras, 20 minutes to Oxford Circus, and 26 minutes to Victoria (v17walthamstow.org). 15 min in the opposite direction will take to Leyton Midlands Road on the Mildmay line which provided easy access to North London and to Hampstead Heath. It’s a flat that works equally well for quiet evenings at home, working from home, cooking and entertaining, or making the most of one of London’s most characterful neighbourhoods — with the rare luxury of a proper garden, lots of light and a fire to come home to.
