Situated within an easy thirty minute drive of central Montpellier. Aniane is a typical Languedocienne village which has grown around an eighth century benedictine monestry founded by Saint Benoit and it to this day a stop over on the road to Compestella. At the gateway of the Gorges d’herault there is swimming off the clean beaches of ‘Le Pont Diable’ where you can also hire canoes and paddle up the magnificent Gorge. Aniane is renown for the high quality of it’s wine the most well known being Mas Daumas Gassac. There is a range of shops in the medieval lanes of the village all within a short stroll of the front door. There is also a small market on Thursdays with an excellent range of fresh produce. Tennis Courts are available within walking distance of the house. Cycle routes around the village are well marked and there is plenty of walking from the front door and in the surrounding hills. Public buses to Montpellier and surrounding villages. This stone-faced house has been restored to provide a comfortable family home. Modern comforts include gas-fired central heating Double glazed sound proofed windows on the front of the house. TV French free to view channels but many programs can be viewed in English. Broadband Internet access with unlimited telephone calls to landlines (including most international calls) and French mobile phones. The house is decorated in strong Catalan colours. The floors are all tiled with terracotta tiles with rugs to complete the cosy home like feel of the house. Entry is at street level into the entrance hall, this gives access to the large garage and storage area. Off the garage is the owner’s office area which is not accessible to guests. Access to the garden is through the garage. The front loading automatic washing machine is to be found in the garage. The mature garden is planted with a range of Mediterranean plants and roses. Mainfloor (living area) The large open-plan kitchen/dining area is bright and sunny with views across the garden. The kitchen area is fully tiled in Spanish tiles. It is equipped with fridge freezer, dishwasher, gas hob and electric cooker. There is a full range of useful kitchen appliances and ample pots, pans and cooking utensils. The dining area has table with seating for six and a sofa for casual relaxing. There is a music centre, which has a radio, CD and mini disc player. The separate living room is at the front of the house, comfortable seating with two sofas and an armchair around a tiled fireplace with wood-burning stove (decorative only). A large screen television with French terrestrial stations, DVD and video are available for your use. You will also find a separate WC with hand basin on this floor. A steep stone staircase leads to the third floor Third floor. Two double bedded rooms and bathroom. The Master bedroom has an ensuite bathroom with a small bath and overhead shower. Storage is provided by a fitted wardrobe and pine chest of drawers. The second bedroom has a pine chest of drawers with a pine linen chest. The family bathroom has a WC, bath with over bath shower and wash hand basin. There is a large sunny terrace, a perfect sun trap for sun bathing or ‘al fresco dining’.
